Insulation and Flashing

We have rigid insulation going in on the ground floor slab this week (one of the advantages of increasing the ceiling height in the basement). Result will be less energy use, a warmer basement, and toastier feet. Still trying to work out the optimal use of a couple rooms on this level – home office? Teen bedroom? Gear and guest space?

We went with GPS for insulation here (graphite polystyrene), a relatively new product in North America, more common in Europe. Essentially graphite infused into a standard polymer mix that both absorbs and reflects radiant energy. Better R-values per inch than EPS and altogether lower embodied carbon than XPS because of the blowing agents used.

Some holes have been cut through walls in prep for HVAC ducting, and the chimney is now in for our wood burning stove 🎉. Otherwise the main work on site has been flashing install for all the windows and doors.

Steady progress from our project team as we shift to more interior work and line up electrical and plumbing. Too early to contemplate a move-in date?
