Another couple of weeks and the makings of a ground floor! Loving these engineered floor joists, parallel strand (PSL) beams and old studs sandwiched between new.

The new lumber is No2&better spruce-pine-fir mix and straight up fir as spec’d by our engineer. We’ve been surprised at how young this wood all is, with a bunch of wane and even bark visible. As long as it’s straight, it is structurally sound, just speaks to the quality of BC wood currently.

Severe wildfires and beetle outbreaks combined with unsustainable management means a shortage of timber. A lot goes to export, premium grade or big box prime that has to be visually appealing as well as structurally sound. All to say, there’s not a lot of ‘better’ in our No2&better. 🤷‍♀️

The engineered wood in contrast is straight, strong, uniform and seemingly easy to work with. With most of the joists in place and some sheathing too, the basement rooms and sunken patio are starting to take shape. Fun stripey lighting for a Friday afternoon!
